Sarthak Gaur, Director of Gaurs Group, spoke about the changing real-estate sector, construction challenges and the importance of timely delivery at the News24 Bharat Nirman Summit 2026. He said the sector has become more accountable and professional since the implementation of the Real Estate (Regulation and Development) Act, or RERA.

How has RERA changed the real-estate sector?

Gaur said developers are now responsible for more than just land and construction. Their responsibilities include project management and post-possession obligations, which can extend up to five years after possession. He said the sector has become more professional, with fewer inexperienced developers operating in markets such as Noida.

He also said the entry of large business houses into real estate has increased confidence and accountability. Gaur advised homebuyers to check whether a project is RERA-registered, saying regulatory oversight has helped improve standards across the sector.

Why can construction bans cause economic losses?

Gaur said Gaurs Group commissioned an IIT study to assess the contribution of construction activity to Delhi’s pollution between October and January. The study is expected to be released soon and will also be presented to the government.

He said construction bans during the October-December period can disrupt labour, delay projects and cause significant economic losses for the local economy. He also pointed to Delhi’s geographical conditions and wind patterns as factors that contribute to the accumulation of pollution.

Why does Gaur believe delivery is the key to success?

Gaur said there is no “secret sauce” behind the company’s growth and attributed its performance to transparency, commitment and timely delivery. He said the company does not launch new projects simply to expand, but focuses on completing projects that have already been promised.

He said Gaurs Group has delivered more than 75,000 homes, including 14,000 homes in a single calendar year, which he described as a national record. The company has delivered around 100 million sq ft of residential development.

Gaur also highlighted a project housing around 30,000 families, or nearly 1.25 lakh people, with schools, hospitals, malls, hotels and an 80-acre sports complex. He said promised facilities have been delivered to residents.
